Services Included in a New Construction, 11 Month Warranty, Pre-Listing, Buyer Inspections:
During the inspection, the inspector will perform a visual and noninvasive inspection of the following. All sections will be checked for functionality, safety concerns, and damage needing repair. All inspections come with a detailed report which includes pictures, diagrams, and explanations of things found on the home or business. You will have the digitally delivered inspection report within 24 hours, but usually by the following morning. Feel free to review the sample inspections for an example of the report.
Each inspection will include the following below:
The foundation, grading and drainage, roof covering materials, roof structure and attic, wall (interior and exterior), ceilings and floors, doors (interior and exterior), windows, stairways (interior and exterior), fireplaces and chimneys, porches, balconies, decks and carports.
Service panels, outlets, switches, fans, light fixtures, and visible wiring.
Heating, Ventilation, and Air Conditioning Systems
Interior Coil/Air Handler, exterior condenser, furnace, duct systems, and exhaust systems.
Zip Level Evaluation
Zip Level evaluation, this will give you the levels of your home and allow you to make a more educated decision on whether you need further evaluation/repairs on the foundation.
Sinks, bathtubs, showers, commodes visible water lines, visible drain lines, water heating equipment, and hydro massage equipment.
Dishwashers, food waste disposals, range hood exhaust systems, ranges, cooktops, ovens, microwave ovens, mechanical exhaust vents and bathroom heaters, garage door operators, and dryer exhaust systems.
Landscape Irrigation (sprinkler) systems, swimming pools, spas, hot tubs and equipment, outbuildings, private water wells, and private sewage disposal (aerobic septic) systems.
I will inspect outbuildings, barns, apartments, and other buildings not attached to the home for an additional $150. Just add the service when scheduling.
Thermal Image Inspection
A full thermal inspection will check the home for unseen issues that cannot otherwise be detected during a general home inspection. This includes Electrical, Plumbing, HVAC, Insulation, Weather Stripping and much more. Thermal inspections provide additional information that will allow you to make a more educated decision for your purchase.
WOOD DESTROYING INSECT INSPECTION (For an additional charge. not included)
We will perform a visual non-invasive inspection to locate any active or previously active wood-destroying organisms and conducive conditions for wood-destroying organisms.
Services Provided during Maintenance Inspections
Maintenance is crucial to the longevity of real estate and to the many systems operating within. During our maintenance inspections, the inspector will do much of the same services that you see above. These inspections are designed to be done twice a year to make sure the owner is keeping their property in top-notch condition. In addition, this service will allow the owner to catch small issues and have them repaired before they cause more significant damage to the property. Since Your Choice Inspections has affiliations with many contractors, those involved with our maintenance inspections will also be able to use our vendors who will provide the necessary repairs at huge discounts to our clients!
Investor Consultation Services
As an investor, you are typically looking at multiple properties at any given time. Your Choice Inspections understands the huge cost in acquiring home inspections on each property you are considering. For this, we recommend having us do an investor consultation. During this consultation, we will review all main systems of the home and verbally communicate the condition of the property. If you decide to proceed with the purchase and want a full inspection done with a written report, we will credit the amount paid for the consultation to the total amount charged for the full inspection service.
Third PartY Trade Inspections
Sometimes, because of the age of the home or the equipment in use, it is a good idea to have an additional specialized professional evaluate a system. During a general inspection, we are not licensed electrical, HVAC, or plumbing contractors. Our clients have the opportunity for Your Choice Inspections to book highly qualified and thoroughly vetted vendors to further evaluate specific systems that cause concerns. All contractors booked with our inspections have been used personally by the owner so the quality of their work could be evaluated first hand! At certain times, it is going to be recommended that certain services be performed prior to selling or purchasing real estate. These involve the sewer and water lines. There are two types of services that we will sometimes recommend to ensure no damage or potential problems exist: Hydro-static tests, and Camera Scopes. Hydro-static tests can be performed on the water lines and sewer lines. The lines will be plugged and then pressurized and observed for a period of time. If there is a drop in pressure then we know there is a leak somewhere in the line and can start working towards locating the leak. Scoping the sewer line is also something that is recommended on older homes or homes that have had foundation work. A camera is run through the sewer line to see if there are any bellies, cracks/breaks, damage in the sewer line, or any other deficiencies found. The camera has a tracker on it which allows the plumber to pinpoint the detected damage.
